Getting the Most out of Craigslist

Think quality, not quantity.

The “common wisdom” is that you need to post to Craigslist multiple times per day for it to be effective. That, pardon my French, is a load of crap put out by Craigslist posting service companies that want you to pay for more and more ineffective Craigslist ads and reinforced by people who haven’t done the research. It seems like more is better, but not only is not “better” it can hurt your business.

Craigslist users are not idiots. They know how to use the Search feature to narrow their choices. Nobody, and I mean nobody, simply browses the list from top to bottom in a busy category. That’s just stupid. And people don’t look at just the first listing they see. We’re information junkies, so we’re going to shop around and compare.

What do the Stats Tell us?

I’ve done the testing and research. Posting once per day is about all you need to be effective. For example, I recently had a client contract with me to post a house for rent in Tampa Bay, Florida. Unfortunately, within a couple of days I had a post flagged and removed. Since my ads are rarely flagged (about 1 in 750), I did a little research to find out why.

It turns out that my client was also posting ads for the same rental using a couple of different Craigslist accounts. People were seeing my ads along with several other ads for the same property on the same day. It’s no wonder they were flagging the posts. Whenever I get a post flagged, I stop posting for two days to let things “cool down” for a bit, which is what I did here. Unfortunately, my client didn’t stop posting the other ads, so when I started up again, my new ads were flagged and removed.

I have a system for tracking how many times my Craigslist ads are viewed, and in this case, over 40% of the people who viewed my ads viewed them more than once. And remember, I wasn’t able to post my ads every day or have them stay on-line until reposted because of the flagging problem. We didn’t need those other ads, and by coming across as a spammer, my client was losing credibility with prospects.

Sales and Marketing – Two Different Words

You may be thinking, “Marketing experts tell us our ads need to be seen multiple times to be effective.” That’s true when it comes to push media, like newspapers, television and radio. Craigslist is a pull medium, which means that you have hot prospects actively looking to spend their money. Multiple ads don’t help you. Craigslist is less about marketing and more about selling. You’ve already got the reader’s attention, so make good use of it.

The key to getting the most out of Craigslist is having an effective ad. You need to get your message to pop out to the viewer. Your ad should give the viewer the information he needs and wants while at the same time convincing the viewer that you’re a reputable business. If you’re known in the community, your ad should reflect your brand because recognition builds confidence. If you run multiple ads for different homes, your brand should be recognizable in all of your ads.

I use my marketing and web design expertise to create ads that – I know this is crazy – actually work! My goal with each and every ad is to get the visitor to stop looking at other ads and make a call, send an e-mail, or drive by for a visit. They know what they want, and my job is to make them say, “This is what I’m after, and it looks like a business I can trust.” Anybody can put together a text-based ad in ALL CAPS with spelling mistakes, but what does that say about your business? An attractive, HTML based ad that’s informative and easy to read tells the prospect that you’re serious about what you do.

It’s important to make a good first impression in any business transaction. You wouldn’t wear cut-off jeans, flip-flops and a ratty t-shirt to show a home, so why would you create a Craigslist ad that’s just as sloppy? You wouldn’t mumble and speak in half-sentences while talking to the prospect, so why create ads that are difficult to understand?

Wanted: Amazing Headlines

There’s one other factor that is often overlooked: the headline. Spammers are well known for putting all sorts of odd symbols in their headlines, but does it encourage people to click the links? In my experience, no. They make they headlines harder to read, and it makes the ad look like it was posted by a spammer. Do you see ads in magazines and newspapers with these odd symbols? Of course not. The headline needs to grab the visitor’s attention and indicate what your ad is about. They should be easy to read, which means not using ALL CAPS because IT’S JUST NOT EASY TO READ SOMETHING WRITTEN IN ALL CAPITAL LETTERS.

I use my statistical analysis tools to tweak headlines by changing them around to see which ones work best. It’s amazing how much difference a headline can make. I use Google Adwords (search advertising), and the software tells me how many times each ad was served and what percentage clicked on the ad. I always run two ads at the same time with different headlines to see which one does better. Through experience I’ve learned to write great headlines to get high click-thru rates. I do the same for my Craigslist ads.

Craigslist is a valuable marketing tool, but there’s more to it than just slapping together an ad and “spamming” a category.

Video Email adds life to your email

Are you one of the people out there that thinks email is not personal, or likes to show their emotions and expressions in their messages and is tired of using emoticons and clever little keypad combos?  :)  

Well, here’s a new twist on email that may be just the thing for you…video email.  In another article on this site I showed an example of shooting video of yourself using a flip-video camera then emailing it to someone, but here’s another way to do it; video email using Eyejot. 

This idea comes from Elizabeth Mendenhall, the 2010 President of the Missouri Association of REALTORS.  Elizabeth has been kind enough to take time to tell us more about how to do video email and she did this in a video email to me which I have embedded below.

Flip Video – The World’s Simplest Video Camera

One of the neatest little technological break throughs in my opinion has been the Flip Video.  Yahoo called it the “Worlds Simplest Video Camera” and ABC News/Technology Gadget Guide said “this camera could fundamentally change the way we view and interact with people and places around us.”

I couldn’t agree more.  The Flip Video, which has quickly become a favorite among REALTORS(R) makes it easy to shoot your own video tour of a listing, do video previews of listings for a client or, as I’m about to demonstrate here, communicate with a client in a more enjoyable and personal manner than a sterile update.

Using the Apple I-Phone for easy Video’s “On the Fly”

Apple IphoneWe’ve talked about how the Flip Video is the video recorder of choice for many REALTORS(R).  However, there are those times when you may not have ready access to your computer but yet want to get a video uploaded to You Tube or emailed to a client and that’s when the new I-Phone 3GS comes in handy!

Below is an example of a use of the I-Phone to shoot video “on the fly”.  For this example, let’s say you are driving along and happen to see a for sale sign on a property that you were not aware of but realize it is exactly what a client may be looking for.  Your client is out of town but you want them to be able to experience the property so you stop and shoot a quick video of the property, it’s surrounding and setting with a narration by you describing how perfect it is for the client, then you immediately either upload it to YouTube or email it to them.  Then you go on your merry way.

Now that you have shot your video using your I-Phone, you are just a couple of easy steps away from uploading it to YouTube or Emailing it to a client:

First, you select the video you just recorded from the camera roll.  Then when you see it on the screen you will tap the little arrow shooting out of a box in the bottom left hand corner of the screen – I have circled this in Red below:

After you tap the arrow coming out of the box you will see the screen below where you will be offered three ways to easily share your video: Email, SMS (test) or YouTube. 

To send the video via email click on the button “Email Video”.  At this time if your video is too large to email you will receive a notice to that effect in a window and will be offered the option to send a clip of your video instead of the entire video.

Simply fill in the email address enter a subject and press send and your video is on it’s way.

I would not recommend sending video via SMS (text) as many peoples phone’s do not have the capability of displaying video’s in text. 

The best method for sharing the video is via YouTube.  This way you can share a video that is much larger than can be emailed (YouTube will accept videos up to 10 minutes in length).  To upload to YouTube simply select the “Send to YouTube” button, then enter in your log-in ID and password for YouTube (you must have a YouTube account) and then it will be compressed and uploaded within a few minutes.  Once you have entered your login information for YouTube in once you shouldn’t have to do it for future videos.

Do you want to be the next Martin Scorsese and produce a blockbuster hit?  Or, maybe just want to clean up and polish videos you have shot to make them more professional looking then you will want to get some video editing software.  Thanks to advancements in technology, and the cost of hardware and software dropping dramatically, the ability to produce very professional-looking videos is within reach of many of us.

There are many choices when it comes to video-editing software.  There are basic programs that are easy to use but very limited in their capability and then there are more advanced programs that can produce very professional looking results and give you the ability to manipulate the video in many ways but it may take some time to learn to use.

Basically video editing software serves a couple of major purposes:

  • Edit video – Select the portions of the video you wish to use, put segements of video into a timeline, add voice overlays, add titles, music, etc.
  • Video capturing – Capture video directly from various digital camcorders and other devices directly into your program for editing.
  • Share video- Prepare your video in the proper format and size for you to share in the manner you wish such as: publish on the internet, burn to a dvd, etc.

So what is the best choice when it comes to software?  I don’t profess to know everything there is to know about video editing software so I will share what I have learned through experience with various programs and will also share what the real experts think.  In addition I’m going to provide you with links to other resources that will help you gain more in-depth knowledge and determine which program is right for you.

My personal favorite:

Sony Vegas Movie Studio 9.0 PlatinumSony Vegas Movie Studio 9.0 Platinum – $84.95 Retail – I have used this program for a few years now and am pretty happy with it.  I have found it to be robust enough to do serious editing but user-friendly enough for me to use it fairly effectively after actually reading the directions and a little practice.  I would not say this would be good for a beginner that is not tech-savvy at all (and doesn’t want to be).  This would be more for the tech-savvy person or someone that is willing to take the time to learn something new.

PC Magazine Favorites:

Adobe premier elementsAdobe Premier Elements - $79.99 Retail- According to Adobe’s website this is “The #1 selling consumer video-editing software”  and PC Magazine has selected it as it’s “Editors Choice” for video-editing software.  PC Magazine says “Adobe seems to get it the most when it comes to creating anything from home movies to professional independent feature films from scratch, and that’s why it’s our Editors’ Choice for consumer video editing.  Adobe Premiere Elements 8 shows the company’s extensive video editing experience, and is the best consumer-level choice for creating excellent results from start to finish.”

cyberlink power directorCyberlink Power Director 8 - $69.95 Retail – PC Magazine rated this software only slightly behind Adode’s product above.   PC Magazine’s review said “if you want speed, I’ve got your video editing app. CyberLink PowerDirector 8 is the fastest of the current crop of video editors for the PC. CyberLink’s claim to fame, according to the company, is optimized performance for different types of hardware.  it’s a solid choice for powerful video editing on the cheap… it’s a solid choice for powerful video editing on the cheap.”

FREE (in some cases, sort of):

windows movie makerWindows Movie Maker – If you have a PC running Windows XP or Vista this probably came with your software.  If you don’t have it but you are running one of those operating systems you can click on the link to download it.  This a basic video editing program but is a good place for many people to start, particularly if you are not sure if you are going to really like editing video and want to mess around with it for a while before you spend much time or money on it.  Window’s website describes this software as “Windows Movie Maker 2.1 makes home movies amazingly fun. With Movie Maker 2.1, you can create, edit, and share your home movies right on your computer. Build your movie with a few simple drag-and-drops. Delete bad shots and include only the best scenes. Then share your movie via the Web, e-mail, or CD. Using third-party software you can even take movies you’ve made and turn them into DVDs. You can also save your movie back to the video tape in your camera to play back on a TV or on the camera itself.”

 Apple I Movie

Apple I-Movie – This is the Applie version of Windows Movie Maker, although like so many things I think Apple has done it much better than Microsoft.  This software comes free on New Macs but unfortunatley is not free if you have an older Mac without it.  If you have a Mac without it, you can buy ILife for $79.99 and get IMovie as well as a few other fun things, Garage Band, I-Web, I-DVD and I-Photo.

wax video editing softwareWax – This is freeware and is truly free.  I have not personally used it but have read about it in several forums and on a couple of reviews.  It seems to offer a lot for the money (ha ha).  If you have any interest in this software I would suggest you go to the software site and watch the tutorials that you will see on the lower right hand side of the page.  I watched the intro one and was pretty impressed with the software.  I also noticed it seemed to resemble Sony Vegas…hmm…Remember, this is freeware though, so it is “as is” and will not come with tech support..although you will probably find help in forums and from other users.   It’s been download by over 750,000 people from just CNET alone (just one source of the software) so it’s getting some attention.
